Barndominium services around Amarillo

Barndominium projects vary a lot, from bare shells to luxury custom homes. Here's what the main options involve and what to share so a builder can give you a useful first answer.

Turnkey builds

In a turnkey build, the builder takes responsibility for the whole project: site prep, slab, frame, dry-in, mechanical systems, insulation, interior finishes and final cleanup, usually coordinating subcontractors. You make selections, the builder executes. Lenders tend to prefer turnkey contracts with a fixed price and draw schedule.

Ask how selections and allowances work, how change orders are priced, and what the warranty covers.

Shell and dry-in packages

A shell package typically includes the frame, roof, wall panels, exterior doors and windows, and sometimes the slab. Everything inside is the owner's job, or the job of contractors the owner hires. This can save money for owners with time, skills or trades in the family, but it's a lot of project management. Construction lenders may be more cautious with owner-builder plans.

Shop and living combinations

The most common Panhandle layout puts living quarters at one end of the building and a shop, garage or equipment bay at the other, sometimes with a mezzanine or loft. Think through sound, dust and fumes between the shop and the home, fire separation, and separate heating and cooling for each area.

Steel vs wood framing

Red-iron steel frames handle wide spans and tall sidewalls well and are common for big shop combos. Wood post-frame can be cost-effective for some sizes and is easier to insulate in some designs. Builders usually specialize; ask why they recommend their system for your plan.

Site work and utilities

Rural sites may need a building pad, driveway, culverts, electric service extension, a water well and an on-site septic system. Your builder may handle these or leave them to you. Get them priced early, as they can be a large share of the budget on raw land.

Project types

What people ask builders for

Turnkey barndominiums

The builder manages everything from the slab to the final finishes, often through subcontractors. Simplest for owners, and usually what lenders prefer.

Shell or dry-in packages

The builder erects the frame, roof, walls, doors and windows; the owner finishes the interior. Lower up-front cost, more owner involvement.

Shop and living combos

A home with an attached or integrated shop, garage or RV bay, which is probably the most common Panhandle request.

Steel-frame vs post-frame

Red-iron steel frames allow wide clear spans and tall shops; wood post-frame can cost less for some sizes. Builders often specialize in one.

Custom floor plans

Many builders offer stock plans they adapt, while others draw custom plans or work with your designer.

Slab, site work and utilities

Pad prep, slab, driveway, well, septic and electrical service coordination, either by the builder or by the owner's contractors.

Insulation and energy packages

Spray foam, insulated metal panels and other approaches to keep a metal building comfortable through Panhandle summers and winters.

Porches, patios and add-ons

Wrap-around porches, carports, lean-tos and outdoor living spaces.

Plan with confidence

What affects the cost of a barndominium

Size and the living-to-shop ratio

Finished living space costs much more per square foot than shop space. A design with a big shop and modest living area can cost less overall than a smaller, fully finished home.

Turnkey vs shell

Shell packages leave interior finishing to you, which lowers the builder's price but shifts the work and risk to you.

Interior finishes

Cabinets, counters, flooring, fixtures and ceiling treatments swing the price a lot, just as in any house.

Site and utilities

Distance to power, well drilling depth, septic system type and soil, driveway length and pad preparation can add significantly on rural land.

Wind, hail and snow design

Engineered frames, roofing and doors suited to Panhandle weather may cost more than the minimum but protect your investment and may affect insurance.

Market conditions

Steel and material prices move over time. Ask how long a quote is good for and whether the price is fixed.
